JANITOR/PORTER/LIGHT MAINTENANCE        

 

Job Summary

The Janitor/Porter/Maintenance is responsible for maintaining and cleaning the apartment community, grounds, amenities and parking lots.  Will also assist maintenance as needed.   Individual should have strong organizational and communication skills as well as a professional manner dealing with residents and staff members.

Job Description

 

  • Assist in the preparation of market ready/turn units

 

  • Inspect and refresh vacant apartments and model apartment

 

  • Assist Property Manager and other staff members to perform assigned maintenance tasks/inspections in a timely manner

 

  • Inspect and clean community rooms, lobbies, mailrooms, fitness center, laundry rooms, building hallways, stairwells, pool area and storage areas.  Replace burnt out light bulbs in these areas

 

  • Maintain outside curb appeal by picking up trash, weeding, collecting debris, cleaning pet waste and any other duties as assigned

 

  • Ability to lift 50 lbs. and work outdoors in all weather conditions

 

  • Clean and polish furniture and maintain cleanliness of building light fixtures

 

  • Clean and disinfect restrooms and replenish supplies

 

  • Inspect parking lots, garages and remove debris

 

  • Maintain trash room/dumpsters and surrounding area

 

  • Assist in snow removal duties as requested.

 

  • Operate small equipment such as snow blowers, leaf blowers, pressure washer and utility vehicle

 

  • Assist maintenance staff with trash and recycling

 

  • Report any maintenance concerns for repairs of available apartments, model apartment, clubhouse or common areas to the maintenance supervisor

 

  • Assist in hosting resident functions

 

  • Represent the community in a professional manner at all times on and off the property

 

  • Compliance with all company, federal, state, local and OSHA safety rules

 

  • Immediately report any unsafe condition 

 

  • Respond immediately to spills and slippery conditions

 

  • Maintain accurate inventory of materials and supplies.  Notify purchasing director of any items that need restocked.

 

  • Any and all duties associated with the successful operation of the property.
